An island located 7 miles off to the south of Cape Cod in Massachusetts, Martha's Vineyard is accessible only by boat and by air. Made up of six diverse towns on roughly 100 square miles, it is home to both seasonal and year-round residents. Each town has it's own unique geography, personality and character.

Edgartown is one one of New England's most elegant communities, dotted with stately white Greek Revival houses built by whaling captains. It is the quintessential New England seaside village.

This unique home is located on the island of Chappaquiddick, located just off of Edgartown. Accessible by the quaint "On Time Ferry", the home is an easy walk or bike ride to the ferry and shops, restaurants and boutiques of Edgartown VIllage.

Part of Edgartown, Chappaquiddick Island is home to only 200 year round residents and 475 houses, as well as numerous wildlife preserves, a Japanese style garden and of course, pristine Atlantic beaches.

This unique home offers a little bit of Chilmark on Chappaquiddick... Originally the "Captain Abbott" barn (who was an officer in the Revolutionary Army), this is an incredible 1850's hay barn from the Finger Lakes Region of New York, which was dismantled and re-erected on Chappy.

As you enter this home, the dramatic interior is heart stopping. The main living area has soaring, 2 story ceiling, a massive stone fireplace, large architectural and structural beams and large windows offering 3 exposures.

The chef in the family will appreciate the marvelous kitchen design. Stainless steel appliances, including the 4' Viking range makes cooking a breeze. This space was obviously designed for those who enjoy cooking while conversing with guests. The breakfast bar opens to an expansive living space with a grouping around the fireplace, as well as a casual dining area. There is also a separate dining area to accommodate larger groups but also good as a game area, as well as a corner sitting area for quiet reading or television.

Behind the kitchen is a large mudroom, a half bath as well as a guest bedroom, complete with a half bath.

The entire first floor is heated by radiant heat.

A sitting area at the top of the stairs overlooks the main living space and shares a view of the fireplace.

The two bedrooms both have built-in bunk beds to comfortably accommodate numerous children. The bunks were made from the original floor joists from the barn. One of the bedrooms also has a fun loft space. The two guest rooms share a full bath.

The master bedroom includes a bath en suite with unique, modern claw foot tub and separate shower, as well as a walk-in closet, vaulted and beamed ceiling.

The full walkout lower level boasts 9' ceilings and full windows - ideal for finishing off for additional living space, a rec room or a game room.

The garage/barn was constructed with a new timber frame structure, similar in design concept to the main house. The first floor offers 2 bays with 10' ceilings… higher than average … and it will accommodate cars as well as a 20' center console motorboat on a trailer.

The second level is unfinished, and would make a perfect studio, work area or rainy day play space for kids.
