All the time. If someone is interested in BUYING a house, they will watch the video. Over and over and over again. Regardless of length. The video for this home that this man purchased was 6+ minutes long, and he and his wife watched it nearly 60 times. Then bought it. He just got transferred and is now selling it - and listing it with the agent who listed it the first time with the video - NOT the agent that they worked with in order to buy it! |

Fred-I have made a study of a significant number of your real estate videos and again I am here to tell you that you are really good at what you are doing! Nobody in the country can touch it. And, by the way there are just not that many other imaging providers who actually do full motion true video tours. Clearly you are an early pioneer with this method.
Your tempo is excellent-always nice and smooth and unhurried and especially the pans and demonstration of infrastructure, for example detailed woodwork, fireplace and kitchen details, hardwood floors, chandeliers , etc. And, I should add that your music selection just about always complement the tempo and architectural aspects of the home. I have spent nearly two months now buying equipment and watching so many real estate videos that I cringe every time I turn on a bathroom faucet and see the water coming out. After subjecting myself to all this, I have come to some basic conclusions... First - there are definitely two very different styles. On Flckr those two styles would be represented by your work and the other by Malia Campbell - as examples. I have decided that I will either use a style that is more in line with what you portray, or just go back to doing good stills and virtual tours with some Ken Burns thrown in. The majority of the video work I have seen is great if one is selling furniture or plumbing fixtures. I see copious footage of beds, pillows, tea kettles and coffee tables. However - as a real estate broker first, and photographer second, I am constantly made aware of what potential buyers want. They want to know what the flipping house looks like and the relationship of one room to another. They are much less interested in interior decoration because - surprise - they are not planning on buying the furniture. Your style gives a prospective buyer what they want to see. The other style might as well be stills placed in a virtual tour. If it weren't for a fireplace flickering or ceiling fan turning most of the "style 2" videos could very well be old fashioned virtual tours. It's one thing for a videographer to want to be creative and let potential buyers know that water actually comes out of the faucets. But the right thing to do is give these buyers the bigger picture/relational information that they really want. That is what still images can't do. It is, in my mind, the ONLY reason to do video. And I should mention as well that you so often include scenes of the area/town surrounding the home. That is equally important to a prospective buyer. By adding movement to your video with the Merlin you give them what they want. It has become crystal clear to me from reading hundreds of comments that most real estate videographers don't want to be bothered with learning how to use a steadicam device. Period. Why am I telling you all this? Because after spending DAYS looking at hundreds of videos I have to honestly say that you get the prize. You "get it"! If I want to take video that shows true beauty and creativity, it sure as heck won't be footage of someone's living room. I'll head out into nature or do a fun documentary. In real estate it's much simpler than that. In my professional opinion, of course. Ok...now that you've read my little diatribe you should take the rest of the day off. Fall colors and the first snowfall are here in Bend, Oregon and I'm heading into the mountains to take some video. I have yet to figure out how to pack the camera, tripod AND slider on these trails. This video is so appealing because it is not a slick/staged/hyped pitch vehicle. Your approach is warm and inviting and intimtate-so well suited to the residential market. Of course, the quality of your voice is just right, too. Making hand held video is an art, and you have mastered it. Getting the lighting right is tough in large interior spaces, but I think it lends legitimacy to the piece-it's not touched up, but realistically represents the way the space looks. Your video for the Inn continuess to make fans for us - it moves them to pick up the phone and make a reservation. When they arrive, they consistently say the rooms look as good or better than they did in the video. This truth in advertising has won us repeat guests and referrals unlike the hotels with slick, touched up videos. Louise Venden |

I can't give Fred all the credit, there was a creative Purchase and Sales which allowed these buyers and sellers to come together. I may write about that later, but these videos do work. One of the nice things about them is the ability for the buyers to watch them over and over from the comfort of their own home.
